Fall Roof Maintenance Checklist — Prepare Your Roof for Winter

Summer heat causes shingles to expand and contract daily, loosening nails and cracking aged materials. Inspect from the ground with binoculars, then from a ladder at the eave line. Nail pops — nails pushed up through the shingle surface — are especially common after hot summers and create direct water entry points.

Moss and algae grow fastest in humid conditions and go dormant in cold weather — but they don't die. If you treat them in fall, the dead growth washes away over winter. Untreated moss continues to hold moisture against shingles through freeze-thaw cycles, accelerating damage. Apply a moss-killing solution (zinc sulfate or potassium salts of fatty acids) on a dry, overcast day.

Debris on the roof traps moisture, promotes moss growth, and blocks water flow to gutters. A wet leaf pile sitting through winter can stain and degrade shingles underneath. Use a roof rake or leaf blower — never a pressure washer on asphalt shingles.

Check chimney flashing, wall step-flashing, vent pipe boots, and skylight perimeters. Caulk that has cracked, pulled away, or turned chalky needs to be scraped out and replaced. Use polyurethane roofing sealant — silicone won't adhere to most roofing materials.

Roof valleys handle the heaviest water concentration. Any gap in the valley flashing or lifted shingle along the valley edge becomes a high-volume leak path during winter rain and snowmelt. This is not a DIY-friendly repair if the flashing itself is damaged — call a pro.

Rubber boots around plumbing vent pipes are the most common source of small, persistent roof leaks. They crack from UV exposure after 10–15 years. A replacement boot costs under $20 and takes 15 minutes for a roofer to install — well worth the cost versus the water damage a cracked boot causes over winter.

Don't clean gutters too early — if you clean in September and your trees don't drop until November, you'll need to do it again. Wait for the majority of leaves to drop, then do a thorough cleaning. Remove all debris by hand or scoop, then flush with a hose.

If you have oak trees (which hold leaves into December) or pines (which shed needles year-round), plan a second cleaning in late November or early December. This final pass ensures gutters are clear entering the season when they matter most.

A gutter that looks clean can still have a packed downspout. Run a garden hose from the top of each downspout and verify full-volume flow at the bottom. If flow is restricted, use a plumber's snake or disassemble the downspout to clear the blockage.

Insulation settles over time. If your blown-in insulation is below the tops of the joists, you need more. Adding insulation in fall is comfortable work (attics are cool) and the payback in heating savings begins immediately.

Pull back insulation near the eaves to verify soffit vents aren't blocked. Check ridge vents for debris or paint. Proper airflow from soffit to ridge keeps the roof deck cold and prevents ice dams. Install foam baffles at each rafter bay if insulation is crowding the soffits.

Warm air leaking into the attic raises deck temperature and contributes to ice dams. The most common leaks are around the attic hatch, recessed lights, plumbing stacks, and HVAC ducts. Seal with caulk, spray foam, or weatherstripping as appropriate.

A professional can spot problems invisible from the ground: granule loss patterns that indicate hail damage, soft spots in decking, improper nailing patterns, and early membrane failure. Many roofers offer free fall inspections hoping to book repair work.

Shingle repairs require warm weather for proper adhesive bonding. Once consistent overnight temps drop below 40°F, most roofers stop installing shingles. If your inspection revealed critical issues, book now — waiting until spring means five months of exposure.
