Interior Indicators — Check Before Going Up
Start inside the building. Interior signs narrow your search area on the roof and reveal active leaks that need immediate attention.
Roof Surface and Membrane
The membrane is the primary waterproofing layer. Even small defects — a 1/8-inch seam gap — can admit gallons of water during a single rainstorm.
Flashings and Penetrations
Every pipe, vent, HVAC unit, and skylight that pierces the membrane is a potential leak point. Flashings seal these transitions but are subject to thermal cycling, UV degradation, and mechanical stress.
Drainage System
Commercial roofs rely on internal drains, scuppers, and gutters to move water off the membrane. A blocked drain on a flat roof doesn't just cause ponding — it can cause structural collapse.
Documentation and Next Steps
A good inspection is only useful if it leads to action. Document everything so your roofing contractor has a repair roadmap and your records are ready for warranty or insurance claims.
